Brno - The Green Party has expressed objections to the proposed update of Brno's zoning plan. They criticize three areas: the allowance for commercial buildings in green spaces, the increase of floor area ratio, and the permission for large advertising billboards near residences, Martin Ander, the chairman of Brno's Greens, informed at a press conference today. "The proposed update is the biggest attack on the protection of green spaces in Brno since the mid-1990s. It would allow for the reduction of parks in favor of shops and other purely commercial projects. Peaceful living in many parts of Brno would again be jeopardized by disproportionately intensive development in the surroundings, new parking lots within green courtyards, or giant advertisements near homes," said Ander. According to him, the change would revive, for example, a proposal that was rejected nine months ago to develop the lower part of the park at Kraví hora. "Due to a petition with more than five thousand signatures, the investor withdrew from his intention to convert part of the park into a construction area last year. However, the submitted proposal would allow this intention to be legalized, and the investor could apply for a building permit," Ander said. Another point of disagreement for the Greens is the increase in the floor area ratio. "For example, in Majdalenky in Lesná, despite a court refusal, the investor will be allowed to raise the height of the new building from four to 16 floors. In Jundrov, in the area below Dubová street, new buildings up to five stories high can now be constructed, while there is a complete lack of appropriate transport connections," Ander informed. The Greens are also opposed to the new permission for large advertising structures just 50 meters from residences. "Illuminated billboards and mega-boards not only demonstrably worsen drivers' concentration and contribute to traffic accidents, but they seriously disrupt the quality of living, as they shine into people's windows at night. Therefore, we propose a protective zone of 200 meters around houses," Ander stated. Due to the criticism of the zoning plan update, civic associations created internet pages in January, through which citizens can send comments on the proposal. "Almost 500 people have already sent over 8000 comments," noted Jiří Koželouh from the Nesehnutí movement. According to him, people can send comments online but also look at the threats that the update conceals. The Brno City Hall disagrees with the activists' initiative. "I believe that the people of Brno do not need Nesehnutí and civic initiatives to ask anything or raise a comment directly with the relevant department of the city hall. Some interpretations of the proposed changes I consider frightening. For example, that after the approval of the update it will be possible to build a supermarket in a park or a forest," said Deputy Mayor Ladislav Macek (ČSSD). The public discussion on the zoning plan update is scheduled for February 4 at 17:00 at Dominikánské náměstí in the hall of the city council of Brno.
