In Jundrov and Komín, garden housing is being prepared

Brno - Some districts of Brno want to regulate new apartment construction so that the investor does not only build houses to sell but also creates squares with water features, tree-lined streets, and parks between them. They also demand that planners consider the integration of new apartment buildings into the surroundings during planning. Complexes of garden or luxury housing are being prepared, for example, in the districts of Komín and Jundrov. In the first case, construction is planned at the former quarry, and in the second, in a gardening colony, as reported by ČTK.
In Jundrov, an architectural study for the development of the gardening colony has been created. Most council members like its design, said Mayor Miroslav Kolář today to ČTK. "The majority of the council would like the residential development to include civic amenities, that communications are built, a new connection from Jundrov to the city via a bridge, that parking spaces are constructed, a retirement home, and park improvements along the river. However, this requires a stronger investor," said the mayor.
Experts have estimated that above-standard equipment, such as the adjustment of the surroundings of the buildings and the waterfront, would conservatively cost about 30 to 40 million crowns. This investment would then have to be reflected in the price of the apartments sold.
Whether construction will proceed in Jundrov according to the project depends, according to the mayor, on many negotiations. The investor would have to achieve a partial change in the zoning plan and also acquire additional land. A large portion of it is owned by individuals, some of whom disagree with the intention. They believe the colony is more suitable for the construction of family homes, they want to build on the land themselves, some want to sell it profitably, and some people want to use it as a garden. "There is a discussion around it that is not clearly resolved. It will also depend on whether the council accepts the study," said Kolář.
A private developer wants to build a complex with terrace apartments in the Komín quarry. The valid zoning plan counts on non-disruptive industry on the land; however, the council members of the district would rather see housing there. Therefore, they supported the expedited discussion of changing the zoning plan so that construction could begin. "We will have a weight lifted from our hearts. Until now, there were entrepreneurs who wanted a crushing facility or other industrial activities there, which bring a significant traffic burden," said the mayor of Komín, Karel Hledík.
The study anticipates about 150 terrace apartments in the quarry. "Each of them is unique; the architects didn't use a ruler, but everything is elegantly curved," described the mayor. The apartment complex mirrors the wall of the quarry facing east and south. "The wall facing the Svratecké valley, which is of course quite noisy, is shielded by the construction of large-capacity garages, which are related to the living space," said Hledík.
Whether construction will begin will primarily depend on a change in the zoning plan. It would have to be approved by the Brno council. The investor would also have to obtain the necessary permits.
