The architectural and design studio LOXIA is behind the residential building C project, which is part of the newly emerging urban district Modřanský cukrovar in Prague. The building sensitively develops the urban concept of the entire area while bringing its own architectural identity inspired by the industrial past of the former sugar factory complex. It is an energy-efficient building.

History of the place, emphasis on the quality of living, and functional solutions

The residential building is part of the multifunctional complex Modřanský cukrovar, which is being developed on the site of a former industrial area. The project respects the overall urban concept of the new neighborhood while creating a distinct architectural entity. The character of the residential building is emphasized by the exposed brick cladding, referencing the historical buildings of the original sugar factory. Combined with sculpturally modeled facades, loggias, and balconies, it has resulted in a timeless structure that connects the history of the site with contemporary architecture. The residential building consists of two underground and six above-ground floors, primarily dedicated to residential functions and featuring commercial spaces on the ground floor. Emphasis is placed on high-quality apartment layouts, ample daylight, functional connections between the interior and exterior, long-term durability of the materials used, and high user comfort. "The building is designed as an energetically extraordinarily economical structure (PENB A) with a focus on low energy consumption, efficient water management, and a quality indoor environment. The technical solution includes decentralized forced ventilation of apartments with heat recovery units that ensure controlled air exchange with heat recovery. The preparation of hot water utilizes a combination of a solar thermal system, heat recovery from recycled gray water, and gas boilers. A photovoltaic power plant with a capacity of 49.5 kWp is installed on the roof of the building. The project further uses a gray water recycling system for toilet flushing and laundry. Rainwater from the roofs and utility water from a well are used for irrigation. Both of these measures significantly reduce the consumption of drinking water," highlights the benefits Jana Mastíková, the chief architect of the architectural and design studio LOXIA, which is behind Phase C.

Generous spaces and loft apartments as a characteristic element

One of the main motives of the project was to maximize the use of the building's generous structural height. The elevated ground floor allowed the creation of quality commercial spaces oriented towards public areas, contributing to a lively street environment and supporting natural interaction between the building and the city. On the opposite side of the building, the higher structural height resulted in the creation of two-story loft apartments. These expand the range of residential typologies within the project and represent one of the characteristic architectural elements of the building, as well as a clear reference to the industrial past of the location. "In our design, we aimed to create a building that would be a natural part of the new urban district while maintaining its own character. We were inspired by the industrial history of the location, which we reflected not only in the material solution but also in the spatial concept and the scale of the building. The quality of public spaces and communal areas for the daily life of residents also played an important role," describes the architect.

Community life as part of the architectural concept

Shared spaces supporting community life also play an important role. Their foundation was determined by a high-quality urban plan for the area. The calm courtyard with greenery offers residents a space for relaxation and potential neighborly gatherings. Adjacent to it is a communal rooftop terrace that connects the individual buildings of the residential complex and provides an attractive spot for relaxation, social activities, and views of the surroundings. "Home today is not just created by the apartment itself. Quality public spaces, the opportunity to meet neighbors, or having greenery literally at the door is equally important. We wanted to design a building that would be a natural part of the new district and offer people a pleasant place for everyday life," adds Mastíková.

Sustainable mobility and quality public space

The architects from LOXIA also considered how local residents would move through the city. A train station, trams, and buses are within walking distance, and the building includes a shared bicycle storage room and basements that allow for bicycle storage. The entire area is also complemented by places for shared bikes and scooters. An important part of the new district also includes extensive parks with playgrounds, water features, and greenery. People thus have nature and space for relaxation literally within reach without having to leave this building.
