Brno - The Brno city council approved changes to the zoning plan at their last meeting, aimed at contributing to the development of the city. The changes will allow for faster redevelopment of former manufacturing and repair sites in Královo Pole or the transformation of the neglected area of the former Zbrojovka. This was reported today in a press release by the councilor for urban planning and development, Filip Chvátal (KDU-ČSL).
The council recommended the representatives approve four additional changes to the zoning plan that were not part of the set of 43 changes approved in June. "For these changes, it was necessary to adjust the proposed solutions. Their aim is to enable the redevelopment of former manufacturing and repair sites in Královo Pole between Jaselská barracks and Sportovní street. Furthermore, they will allow the redevelopment of a creative center and the adjacent area of the former Penam between Bratislavská and Cejl streets, and last but not least, they also address the modification of Halasovo Square in Lesná," said Chvátal.
Another independently discussed change to the zoning plan was the transformation of the area of the former Zbrojovka factory and the Zetoru motor plant. The city and private investors want to turn the long-abandoned and neglected location into a new urban district. "After many years of negotiations, we have found agreement on the route of New Dukelská Street as a main road connecting the area from Tomkovo Square through Zbrojovka to another development area in Špitálka and the so-called Southern District. New Dukelská will be an urban boulevard including separate lanes for the comfortable passage of trolleybuses, cyclists, along with sufficient greenery and a comfortable public space for restaurant gardens in front of the lively commercial ground floor," added Chvátal.
The proposed change contemplates the establishment of New Dukelská Street and the extension of Šámalova Street. The area will also be linked by paths for pedestrians and cyclists.
According to Chvátal, the utilization of neglected industrial sites in the city center will help alleviate pressure for building on greenfield sites outside the city, where residents often oppose such developments. In the dilapidated Zbrojovka area, a city district will eventually arise, including a new waterfront, a primary school, sports facilities, and a new square.
The materials will be discussed by the council in November.
Brno representatives approved nearly 150 smaller changes to the zoning plan this June, which are non-conflicting and do not have a city-wide character. These often involve changes that enable the construction of family homes or modifications of certain brownfield sites. The bundle of changes will become part of a new zoning plan, which is expected to come into effect in 2022.
