Prague - The rough construction of the highest residential building in the Czech Republic, the thirty-story V Tower in Prague's Pankrác district, will be completed by the end of this year. This was stated on the website of the company PSJ, which has been the general contractor of the construction since July. The building, standing 104 meters tall, is expected to be fully completed by February 2018. The project's developer is PSJ Invest, and the investor is the Luxembourg investment group Aceur Investment.
“Both towers will reach the highest thirtieth floor by the end of this year,” said PSJ project manager Filip Kašík. The construction, which will cost three billion crowns, began in June of last year. V Tower is being built near the former Motokov building (now City Empiria) and the former Czechoslovak Radio building (now City Tower).
The author of the building is architect Radan Hubička. “The towers move away from each other while also attracting one another; they are firmly connected at the lower part. It represents the male and female principle. A dialogue occurs - from different perspectives, the two towers confront each other, one disappears and the other emerges, a void appears, then they merge again,” he described his work.
Residential units will rise from the fifth floor upwards and will range from 50 to 400 m². There will also be very luxurious penthouses with their own rooftop pools. Residents will have access to facilities such as a private fitness center and swimming pool, and hotel-type services including a laundry and cleaning service will be provided by a 24-hour reception. Security will also be present 24/7. There will be 254 parking spaces in three underground levels.
Prices for the apartments start at one hundred thousand crowns per square meter. The higher the apartment is, the higher the price will be. The specific amounts or maximum ranges have not yet been disclosed by the developer. According to data from the development company Trigema, the offering prices of new apartments in Prague have risen on average to 72,609 crowns per square meter.
The construction began after long delays; the project was originally named Epoque and was owned by the company ECM. They planned to build it before the economic crisis, but its arrival froze those plans for several years. The new owner bought the project in 2013 as part of insolvency proceedings with ECM and spent 2.5 years redesigning it. The last necessary permit was obtained in May 2015.
Once completed, V Tower will be the highest purely residential building in the Czech Republic. The current titleholder is the residential building Residence Eliška in Prague's Holešovice district, which has 25 above-ground floors and a height of nearly 94 meters and was approved in December 2013. The tallest building in the Czech Republic is the AZ Tower in Brno, which stands at 111 meters. Next to the planned V Tower, the second highest building in the Czech Republic, the City Tower office building, stands at 109 meters on the Pankrác plain.
