Prague - Prague will have a study developed for the area of Holešovice Bubny-Zátory. This decision was made today by the Prague councilors. The study will be prepared by the Institute of Planning and Development (IPR). The study will outline the basic parameters for land use including the establishment of a new district. The area of Bubny-Zátory lies between the Vltavská and Nádraží Holešovice metro stations and consists largely of a neglected brownfield. "The study will propose and specify the basic parameters for the organization and regulation of the area," the material approved by the councilors states. It will also outline the scope and capacity of built-up areas, determine the maximum possible height of buildings, and define public spaces and the location of so-called civic amenities, libraries, and schools and kindergartens.
The completed document will serve as a basis for changing the zoning plan, for specific decisions in the area, and for the preparation and realization of investments in technical and civic infrastructure.
After completion, the IPR will submit the study to the city hall, which will then ensure the discussion of the material with the relevant authorities and organizations. Once the city hall has gathered all comments, the IPR will incorporate them into the final version. The costs for the study are expected to be three million crowns.
Bubny-Zátory is, together with the Cargo Station Žižkov or Smíchov Station, one of the major development areas. The owner of part of the land, Orco Property Group, plans to build a new district with apartments, office spaces, schools, and healthcare facilities. A total of 1.2 million square meters of above-ground spaces is expected to be developed here.
