Prague - The Prague City Hall will grant three million crowns to the Institute of Planning and Development (IPR) for the preparation of a land study for the brownfield site of Bubny-Zátory in Holešovice. The study is expected to be completed by the end of this August. This information comes from a document approved today by the Prague councilors. The city decided to create the study back in 2016. In the zoning plan, Bubny-Zátory is designated as a so-called development area where a new district is to be established. Currently, construction is blocked by a building ban, which the City Hall intends to lift within two years.

The IPR Prague will find the processor of the land study through a selection procedure. Its creation will be overseen not only by the IPR but also by city officials and representatives of Prague 7. The instruction to create the study was issued by city officials in September 2016. Based on further information, the IPR outlined the possibilities for urban development and transportation solutions for the entire area. The specifics of how it should look will now be determined by the land study, which will be discussed by the City Hall and subsequently by the city council and assembly.

Once the city approves the study, the leadership of Prague plans to commission a related amendment to the zoning plan in September, which is expected to be approved in 2020. In the same year, the City Hall plans to lift the construction ban that currently prevents any building in the area. Exemptions from the building ban could be approved by the city leadership as early as 2019. It is not yet entirely clear what exactly will be built on the brownfield site. One of the current Prague administration's plans is for a concert hall.

Bubny-Zátory, together with locations like the Žižkov Freight Station or the Smíchov Station, is one of the so-called large development areas in the metropolis. The owner of part of the land, Orco Property Group, plans to build a new neighborhood with apartments, office spaces, schools, and healthcare facilities. A total of 1.2 million square meters of above-ground space is expected to be developed here.
