Pelčák and partner will prepare an urban study for the Bubny-Zátory area

Prague - The Prague Institute of Planning and Development (IPR) will have an urban study developed for the Bubny-Zátory area in Prague 7. It will pay three million crowns for it, and the office Pelčák and Partner Architects will prepare it. This is based on a list published in the public procurement bulletin. The study will be completed this spring and will serve as a basis for the approval of the planned development. In the land use plan, Bubny-Zátory is designated as a so-called development area intended for construction. A new district is to be created here.


The study will cover an area of approximately 110 hectares. It will address, for example, the layout of the street network and the designation of the so-called building line or public spaces. It will also include information about the maximum possible size of buildings but will not determine their specific designs.

The study will not be binding when deciding on future construction. If the building authority does not wish to make decisions in accordance with the study, it will have to justify this properly, stated IPR spokesperson Marek Vácha.

Bubny-Zátory, along with the Žižkov Freight Station or the Smíchov Station, is one of the so-called major development areas in the metropolis. The owner of part of the land, Orco Property Group, plans to build a new district with apartments, office spaces, schools, or healthcare facilities on the brownfield site. In total, 1.2 million square meters of above-ground spaces are expected to be developed here.
