Prague – The development company Sekyra Group will begin construction of the second phase of the Karlín district Rohan City this year for eight billion crowns. There will be 640 apartments, of which about 40 percent have been sold to funds that intend to rent them out. Company representatives stated this today at a press conference. The Rohan City district began to develop in 2021 and is expected to be fully completed after 2035. The total investment is set to be around 30 billion crowns.
The second phase will consist of four residential blocks, designed by the architectural firms Schindler Seko architects, Atelier bod architekti, Loxia Architectes Ingenierie, and Qarta Architektura. The apartments in three blocks named Specto Karlín, Ethos Karlín, and Fluo Karlín are intended for sale. There will be 400 apartments, while another 240 apartments in the fourth block, which consists of two separate buildings, will be for rental housing.
Ethos Karlín will have 186 apartments and will be located between J. L. Fischera and Zátkova streets. It will be divided into three structures, with an inner courtyard serving as a garden for residents. The Specto Karlín block will be situated in the northeastern part of Rohan City between Rohanské nábřeží and the streets Levinasová, Zátková, and J. L. Fischera. It will consist of a tower building connected to a lower structure, with a total of 77 apartments. Fluo Karlín is planned between Rohanské nábřeží, Breitfeldova street, and the bike path and is divided into two height-different sections. According to Sekyra Group, the taller part, along with the Specto Karlín tower, will create the gateway to the new district. This block is expected to have around 135 apartments. A pathway will lead from the entrance to the planned new bridge between Karlín and Holešovice. The second phase will also include two new office buildings.
The first phase, consisting of four residential buildings with 220 apartments, is currently being completed. Two buildings named Diamanty Karlín were designed by Eva Jiřičná and Petr Vágner. In Rohan City, the central part of the district is also being prepared for 15 billion crowns. Part of the project will be developed according to the design of Polish-American architect Daniel Libeskind, known for the memorial at the site of the World Trade Center in New York. Four buildings with 500 apartments named Sekyra Flowers will be Libeskind's first project in the Czech Republic.
Sekyra Group is currently developing projects covering an area of over one million square meters and worth 100 billion crowns. The group focuses on large development areas and the construction of urban districts. In addition to construction in Karlín, they are also building in the capital city in Smíchov and Žižkov. They plan to invest 35 billion crowns in the Smíchov district, while an additional 15 billion will be spent on public investments related to infrastructure.
