Brno - In the Brno housing estate Lesná, new plans from builders and developers will be assessed more strictly. The Brno city hall wants to approve a new regulatory plan for the estate. This reaction comes in response to complaints from residents about the projects that construction companies are currently planning there. According to the mayor's deputy Martin Ander (SZ), the city hall wants to protect Lesná because, even though it is a panel housing estate, its layout is valued even among experts. This is mainly because when planning, the architect also considered buildings for shops, schools, medical offices, and greenery.
    Lesná is one of the most sought-after locations by developers, with hundreds of apartments added to the district in recent years. According to Ander, the new regulatory plan should, for example, limit the redevelopment of so-called civic amenities. These include health and shopping centers. One of them – the Obzor passage – a private company wanted to convert into an 18-story complex of apartments and shops. The plan is currently under discussion, but following protests from locals, the investor has promised changes.
    City officials at the city hall are now working on the assignment for the future regulatory plan. According to Ander, residents of Lesná will be able to participate in shaping the assignment. "So they can express which problems should be addressed there, what issues should be taken into account," he described. The regulatory plan itself will likely be created in variants, and the public will also be able to comment on them. The winning variant will then be selected by Brno councilors. Once approved, the document will become part of the zoning plan and will be binding.
    The deputy admitted that the new regulatory plan will not affect the two controversial projects currently in preparation, as it will not come into effect for at least another year and a half. However, he stated that developers are considering further plans.
    In Lesná, locals are protesting against the redevelopment of Obzor and also against the construction of a 16-story multifunctional building near Majdalenky street. According to residents, it should not exceed the usual eight floors in the surrounding area, especially due to traffic. Traffic has already increased significantly, according to Karly Hofmannová from the civic association Majdalenky, after the completion of three other 16-story buildings. "The passability of Dusíkova and Majdalenky streets and towards Soběšice has reached the limit of tolerability. Majdalenky street is practically impassable, especially for larger fire trucks," Hofmannová told ČTK.
