Brno - The majority of the spaces in the tallest building in the Czech Republic, which is the Brno AZ Tower standing at 111 meters for the past ten years, is currently occupied. The exception is 1100 square meters on the second and third floors, where modernization work is finishing. Tours for the public, which had previously been in great demand, ended with the COVID pandemic, and the building management is considering reinstating them. Ondřej Stojaspal, the chairman of the Association of Unit Owners, told ČTK.
"Public tours are currently not being organized; they were halted in connection with the previous epidemic, and we are presently contemplating a model that would be suitable in terms of ensuring the safety of visitors and the usual operation of the building. Practically every week we are asked about the possibilities of visiting the observation deck of the building by individuals and groups," said Stojaspal.
The AZ Tower has 30 above-ground and two underground floors. It is designed as a multifunctional complex. Shops and other commercial spaces are located in the three-story base, while the tower contains offices and 17 apartments on the upper floors. The unusual shape of the building was designed by the Brno architectural office Burian-Křivinka.
The building is equipped with thirty-meter deep energy piles, which absorb heat in winter and cool in summer thanks to heat pumps. The entire southern facade of the elevator shaft, which has an area of 700 square meters, is covered with photovoltaic panels that provide electricity to the common areas of the building.
"The photovoltaic and heat pump technologies installed in the building have proven to be very effective and currently represent a noticeable savings in operating costs. The costs of operation and maintenance of these technologies are practically negligible compared to their benefits; no major repairs have been needed, and there is no indication that anything will be needed. We are currently considering expanding the photovoltaic system and the green roof project on the 4th floor of the building," stated Stojaspal.
The AZ Tower project was developed by the Brno developer Properity and the Jihlava development and construction company PSJ, which was the general contractor for the construction. Since 2020, the building has been owned by the investment group Natland of Tomáš Raška, which purchased it from Couf trade, the law firm of Jan Pavelka.
