Brno – Representatives of the city of Brno today signed a contract with a company that will build apartments at Kamenný vrch in Nový Lískovec. The work, amounting to more than two billion crowns, will be handled by a consortium of companies Strabag + Syner. The city plans to hand over the construction site to the company in September. Since the construction site is on a slope, the initial work will focus on securing it, said Jiří Horálek, the managing director of Strabag, to reporters during the contract signing today.
A total of 353 apartments will be built at Kamenný vrch. There will be 280 cooperative apartments, and according to Deputy Mayor Karin Podivinská Karasová (Brnoklidem), 20 of them are still available. The city will keep three buildings with 54 apartments for rental housing, while one building with 19 apartments will be financed and subsequently managed by the borough of Nový Lískovec. According to the deputy mayor, tenants will move into the apartments in 2029. Cooperative members will pay 107,839 crowns per square meter for their cooperative apartments. The funds for construction will come from a loan.
According to Mayor Markéta Vaňková (ODS), the city has approximately 28,000 municipal apartments. "We felt that there was still an opportunity for a compromise option between the cheapest municipal housing and the relatively expensive private housing. Cooperative housing has its specifics, its advantages, and disadvantages. Nevertheless, we are still convinced that pursuing this path of a compromise option and actually complementing municipal and private housing in the city of Brno is a good step," said the mayor.
Podivinská Karasová, who is responsible for housing during this electoral term, stated that cooperative housing is a complete novelty from the municipality's perspective. "As far as I know, no municipality has yet gone this direction. That is why we have been paving the way in uncharted territory," she noted. According to the deputy mayor, the signing of the contract today followed many steps, such as establishing the housing cooperative, setting registration conditions, and many legal consultations.
Three companies were interested in the contract, with the winner determined by the lowest price offer, said Petra Vítková, the director of the Real Estate Company of the City of Brno. The consortium of Strabag + Syner will take over the construction site in September. Some of the first work will focus on securing the slope where the buildings will stand. "Then follows the phasing of construction, which is a challenging task for the construction management, as we must effectively time the commencement of individual works to avoid any time losses," added Horálek.
In addition to residential construction, the city is also preparing a project for a kindergarten, which it hopes to start building in 2028. It will be located on Petra Křivky Street and will have four classes for approximately 100 children. Besides Kamenný vrch, cooperative housing will also be developed in Mostecká Street and in the Holásky district of Brno-Tuřany in the future.
