Děčín - The representatives of Děčín today approved the sale of the Maxičky recreational complex to the oil trader Armex Oil for 15.1 million crowns. The contract will be signed by both parties within a month. The new owner must ensure the operation of the forest park and natural swimming area based on the easement.
The Děčín company Armex Oil plans to renovate the deteriorating complex, which covers an area of 12,000 square meters, and open it in about three years. The company stated this in a report sent to ČTK.
The project includes the reconstruction of the building into a luxury hotel with sixty double rooms, which will feature two restaurants, wellness, and fitness facilities. "Our aim is to sensitively connect the history of the hotel with contemporary demands for luxury services," said Hynek Sagan, co-owner of Armex Group. "At the same time, we are preparing the restoration of the adjacent forest park, including the natural swimming area by the pond, with related services not only for hotel guests but also for the public," he added.
The architectural study has already been completed. Currently, the company is working on the project documentation and all the necessary materials for obtaining a building permit. The actual work is expected to start in the autumn of 2018. The company estimates the cost of the reconstruction of the complex at 300 million crowns.
The hotel complex in the former forestry settlement near the Tiské cliffs and Děčín's Sněžník was a sought-after recreational spot even during the First Republic. After World War II, it was acquired by the state and was, for example, a recreational center for the Ministry of the Interior. After 1989, the complex and hotel came into the ownership of the city.
Děčín had been attempting to sell the complex since 2007. At that time, the price was 27 million crowns. Based on a new appraisal, the city council reduced the price to 23.1 million last year; however, no one registered for the auction in the spring. Then, the price dropped to 15.1 million crowns, with Armex Oil being the only interested party in the negotiation process.
Although both parties reached an agreement on the deal a year ago, they had to resolve a number of legal issues. "Due to the complicated property relations, the preparation of the documentation was substantially more challenging than both parties had anticipated. The timeline for signing contracts is adequate to the significance of the property being sold and the size of future investments in the restoration of the entire complex," said Sagan.
