Kladno - Kladno will complete two regulatory plans limiting construction this year. The plans cover four areas - for the center, Vojtěšská hut, the Podprůhon quarter, and the area near the Kladno railway station. The plans address, for example, the proportion of green space in the designated locations and the height of buildings. This was reported by Lenka Růžková, spokesperson for the Kladno city hall.
The regulatory plans will complement the land use plan of Kladno approved this January, determining, for example, the maximum dimensions of planned buildings, their orientation, parking solutions, or environmental impacts. Thus, according to the city's leadership, the development should be conceptual.
This year, regulatory plans for Kladno's center and the area of Vojtěšská hut, the so-called old industrial zone, should be completed. In preparing the regulatory plans, the city is negotiating with the owners of the sites. Following these, work is expected to begin on the regulatory plan for one of the oldest Kladno quarters, Podprůhon, with the fourth regulatory plan for the Kladno-Štechova area to be completed at the latest. "We are initially processing variant studies, which we will discuss with residents and investors, and only then will we develop the chosen study into the final regulatory plan," Růžková stated.
Kladno has been processing additional insights after more than six months of the new land use plan's validity, and according to the spokesperson, it is preparing the first changes, focusing mainly on regulation and the amount of greenery for the given area. The plan is intended to serve as a basis for about ten to 15 years, after which the city will commission further work. This is a usual procedure. Partial changes can be made to the land use plan during its validity.
