Brno - The construction of one of the largest development projects in Brno, the so-called H-park, which is set to be located in the development area on Heršpická Street, has been postponed to next year. The investor Raiffeisen Leasing Real Estate was waiting until more spaces were leased. Currently, about 60 percent of the area is occupied, which is expected to be built for approximately 200 million crowns, said Hynek Stupák from Raiffeisen Leasing Real Estate to ČTK today. The company has so far adjusted the terrain of the area where commercial and storage spaces are to be created. Construction is planned to begin in the spring, with completion expected by the end of next year. The company originally wanted to start construction this year. "We were waiting for unit rentals. The spaces are occupied at 60 percent," Stupák stated. H-park will be established in an attractive zone near the center of Brno. It will compete, for example, with CTP Invest, which also offers vacant spaces to companies in the same area. The new complex will have about 8,000 square meters. Raiffeisen Leasing Real Estate subsequently plans further development in the area, which has connections to the D1 highway. "For the second phase of the project, we are only counting on office spaces," Stupák noted. Most industrial and office spaces in Brno are offered to companies by the developer CTP Invest. Experts predict that the arrival of a new investor will bring revitalization to the market. The industrial zone around Heršpická Street is attractive for investors. CTP Invest has built the Spielberk Office Centre here, which is home to many companies, including AVG Technologies and Miele. They are also building an administrative building, which is currently the tallest in Brno at 85 meters. This will be surpassed by another planned investment in the area - the AZ Tower by investor eTower, a.s., which plans to build a skyscraper 109.5 meters high.
