The top floor of the Rozmarýn administrative building offers an amazing view of the Brno skyline. This characteristic feature determined the concept of the private office spaces, which are dominated by large glazed areas that provide plenty of natural light and airiness to the interior.

The Rozmarýn building, located in the center of Brno at Moravské náměstí, previously served as a parking garage. Its transformation into a multifunctional facility necessitated adjustments to the internal layout. The design concept for the new office spaces of Kreston A&CE Group, which is situated on the top floor, was developed by the architectural studio KOGAA. “The investor's brief was to design a space that corresponds with the company's workflow. The space had to remain open while also ensuring privacy – particular emphasis was placed on high sound insulation to protect important internal information,” says architect Alexandra Georgescu from KOGAA, who participated in the design, and confirms that the fascinating view of the city played an important role in the design of the workspaces: “We design each space based on its natural setting. In this case, considering the location on the top floor of the building, the views are the most important element and became the main inspiration for the office design. We aimed to maintain maximum airiness and natural daylight in the space.”
The entrance to the office space is marked by a reception area and two smaller glass meeting rooms situated behind it. Amenities including a cloakroom, archive, and shared kitchenette and dining area are separated from the main entrance space by a metal cage that serves as a partial visual divider. The tops of the metal partitions are adorned with live plants featuring a self-watering system. The welcoming space is complemented by a formal large meeting room and smaller areas for informal meetings and brainstorming sessions. The workspace surrounding the building's core is divided by double glass partitions and wooden storage wall systems that partially create privacy. Additional storage is provided by a special system from Top Office, where individual cabinets can be stacked or suspended, which, together with the tables on wire bases, supports the architects' intention to create an airy environment. “Throughout the interior, there is a blend of basic materials – glass, wood, metal, and concrete. Wherever possible, everything remained in its bare, raw form. Attention and spending were focused more on the practical use of the spaces rather than on decorative surfaces,” describes architect Georgescu. This is confirmed by the fact that open views of the air conditioning and cable installations were left in the corridors and other shared spaces.
The office spaces are equipped with doors that correspond in material and appearance with the other interior elements. For both wooden and fully glazed door wings, the architects chose fittings from the Czech manufacturer M&T. “Our intention was for the fittings to match the design of the entire office space in both shape and appearance. Therefore, the choice fell on the MINIMAL and MAXIMAL handles from M&T, which best matched the straightforward lines of the interior,” says architect Alexandra Georgescu. “Various elements from the MINIMAL and MAXIMAL ranges were chosen for this project, which derive from the same concept and have nearly identical designs. They differ in their ability to accommodate fillings of various materials in the visible surface of the MAXIMAL fittings,” says Roman Ulich, the head designer of M&T, the only Czech manufacturer of design door and window fittings, adding: “The advantage of both ranges is that they consist of complete collections, where products for all types of doors can be found in the same design and various color finishes – including handles and pulls for sliding doors as well as handles for hinged wooden and fully glazed doors. And that was essential for these office spaces.”
The entire concept of the Kreston A&CE Group offices is complemented by a 300 m² terrace, which further enhances the impression of panoramic views of Brno. It offers employees an outdoor BBQ zone, various conference and relaxation spaces, and a garden. “Excellent collaboration and communication with the client and the best experts in their fields led to a successful project,” concludes architect Georgescu from KOGAA with satisfaction.
